What to check before you hire a roofer in New Jersey
Worth confirming with any roofing company, whether or not it is listed here.
State registration
New Jersey's Contractors' Registration Act covers most roofing work on homes. A registered contractor has a number that starts with 13VH, and it has to appear on contracts and ads. You can look it up on the Division of Consumer Affairs website before you sign.
Liability insurance
Registration requires commercial general liability insurance of at least $500,000 per occurrence. Ask for the certificate, and check that the name on it matches the company on your contract.
A written contract
Home improvement work over $500 needs a written contract with the contractor’s name, address and registration number, the work, the price, and the start and finish dates. It also has to tell you that you can cancel within three business days.
Materials named in the estimate
Two quotes for “a new roof” can describe very different jobs. Compare the shingle line, underlayment, flashing and ventilation, and whether the old roof is torn off or covered over.
Permits
Ask whether your town’s construction office needs a permit for the job, and who applies for it. Get the answer in writing before work starts.
